Why does a listing expire?
Even in slow markets, homes still sell. The most common reasons for a home not selling during the listing period are: Price, Condition, Communication and Marketing. Your home is only new to the real estate market once, so if it didn’t sell the first time, you’ll need to make re-evaluate these areas and make some adjustments.

PRICE & VALUE
Since it didn’t sell the first time, it’s going to be extremely important that we re-evaluate the price. Was it priced too high? Did you have very few or no showings?
Market conditions probably have changed since you originally listed your house. Making adjustments to the price, DOES NOT mean you need to give your home away. We just need take another look, maybe tweak it a bit and then optimize the value of your home. It’s human nature to look at price first, but it’s only part of the perceived value. CONDITION
Have you fixed all the little squeaks, drips, taken care of the cosmetics such as cosmetics, such as paint, landscaping, flooring, should be in good shape. The home needs to be spotless inside and out. No scuff marks on walls, no toys in the front yard, get rid of the dust on those light fixtures and vents....
In order to appeal to the masses, the home needs to be de-personalized, clutter free and move-in condition. Some of the top buyer turn-offs include strong odors, clutter, and outdated or dingy kitchens and bathrooms.
Remember, buyers will discount your home far more than it will cost you in time and money to remedy these issues.
COMMUNICATION
You listed your home and it didn’t sell. Do you have any idea why? What did buyers and agents say about the price or condition of your house? What was the feedback from showings? If you don’t know the answers, then you need an agent that will better communicate with you.
Cooperation and communication between you and your REALTOR is important. Without communication, it’s difficult to make adjustments based on what the public is saying about your home, new sales that may have occurred in your neighborhood or the marketing being done or changes in mortgage financing that may affect buyers and their ability to get financing. Without communication, you don’t know. What you don’t know, you can’t fix.
MARKETING
An effective marketing plan is key to any home sale. The marketing plan is your game plan or blueprint, outlining the actions you’ll take to achieve the desired result…SOLD! Not only do you need a REALTOR you can communicate with, but you need an agent with a marketing plan that will command results.
You need more than just a sign in the yard and a listing in the MLS. You need more than just a listing agent. You need a “Marketing Agent”.
Listing agents tend to take as many listings as possible, put a sign in the yard, place a listing in the MLS, wait for the phone to ring and hope to sell a few. Unfortunately this approach comes at the expense of those sellers who listed and didn’t sell.
